Triad Development Company, LLC, is a California based real estate development company focused on developing residential and commercial real estate in California, Colorado and Nevada.

Triad’s predecessor was formed more than twenty five years ago as a subsidiary of a family owned company involved in the oil and gas business. The original company was a family partnership focused on land development. The projects were internally capitalized and were a tremendous success. The officers of Triad have developed office buildings, industrial parks, apartments and shopping centers over the years.  Today, Triad is focused on residential land development opportunities, the development of master planned communities and retail development opportunities primarily in California, Colorado and Nevada.  Over the years, the size and number of projects have continued to grow and the company has developed relationships with institutional financial partners to help fund that growth.

Triad is focused on buying the best locations for its projects. Conservative principles of business and financial management combined with experience and implementation of risk mitigation strategies have created many successful and profitable real estate projects.  Buying the best locations, excellence in design, quality construction and attention to detail has withstood the test of time within the real estate industry. Each project is designed, built and managed to the highest institutional standards of quality.

The management of Triad retain the core values of its founders which are rooted in the old west, where a man’s word is his bond and a handshake is worth more than a fifty page contract. While the world has changed a lot over the last twenty five years, with great leaps in technology and new ways of doing business, we believe this philosophy continues to be a successful formula for the company in the 21st century.

History

The management of Triad Development Company, LLC began their careers in land and real estate development decades ago and have developed in excess of four dozen residential and commercial projects over that time. Almost all of the projects were developed and owned in single purpose companies in which one or more of the executives were an officer, partner or member of the company that developed the project. This structure is commonly used and the industry standard for most development projects.

The CEO of Triad was one of the partners and officers of the predecessor of Triad that was the sponsor of many of these projects. Triad Development Company was formed as successor to the original company, for among other reasons, due to changes in the ownership of the original development company over time.
